Planned Maintenance: the Caledonian three-stage system

1. Deep-dive inspection & documentation — Every PM is a technical review. We follow a standardized checklist, take photos of key components, and record condition notes for each piece of equipment. This creates a baseline record that tracks performance and deterioration over time.
2. Recommendations with transparent pricing — We present findings to the customer with clear explanations, photographs, flat-rate repair options, and tailored financing when needed. We only recommend replacement when repair costs approach or exceed the cost of a new, correctly sized unit.
3. Execution & performance follow-up — We complete agreed repairs or upgrades, then validate outcomes (airflow, static pressure, temperature differentials, electrical stability) and set a maintenance cadence that maximizes lifespan and energy efficiency.

What’s included in our residential PMs (typical)

• Replacement of a high-quality pleated air filter on each visit (included with our PM plan)
• Visual and accessible coil cleaning (outdoor and indoor coils) and condensate line inspection/cleaning
• Refrigerant level check and basic pressure testing; recommendations if charge is off
• Blower and motor inspection, belt check, and airflow/static pressure assessment
• Electrical inspection: capacitors, contactors, control boards, wiring for hot spots or loose connections
• Thermostat calibration, safety control testing, and overall sequence of operation tests
• Photo documentation and a full written report with flat-rate pricing for any recommended repairs

Light commercial PMs — deeper systems checks

• Commercial PM’s are tailored to unit type and business needs; typical contract frequency is quarterly (4×/year). Residential PMs are commonly bi-annual (2×/year).
• Includes 2" pleated MERV-8 filters, belt replacement, lubrication, economizer verification, VFD and motor checks, damper and zone sensor testing, smoke & building system checks, and full coil cleaning.
• Detailed recording of kilowatt draw, static pressures, sensor outputs, and other data points to identify inefficiencies and avoid energy waste.

Energy, sizing & lifecycle decisions

We believe energy performance matters. Our technicians evaluate system sizing, SEER ratings, load calculations, and expected remaining life to recommend the most cost-effective solution for each customer. Replacement is recommended only when it improves long-term reliability and energy use — or when repair costs approach replacement costs.

Commercial refrigeration focus

Caledonian provides commercial-grade refrigeration repair and maintenance (full-service commercial refrigeration only). Our technicians understand the unique requirements of foodservice and cold-storage equipment and prioritize rapid response, minimal downtime, and proper refrigerant handling.

Customer transparency & documentation

Every visit generates a clear record: a completed PM sheet or job ticket, photos of critical findings, and an itemized repair proposal using our flat-rate pricing model. We explain the
condition, the recommended fix, the timeline, and financing options when applicable. Estimates for installations are free and fully itemized to include labor, equipment, materials, permits, and any necessary third-party services (cranes, testing).
